Every buy-before-you-sell plan has an overlap period. In Florida the overlap has its own tax treatment, and it is the part that has to be survivable.
One homestead, one family unit
Florida's constitution and Section 196.031 allow a single homestead exemption per family unit. That rule is usually discussed in the context of married couples trying to claim two, but it has a quieter consequence for anyone buying their next Florida home before the current one sells: during the months you own both, only one of them carries homestead and the Save Our Homes cap.
The new house is therefore assessed at just value until homestead attaches to it. No 3% ceiling, no accumulated benefit, no portability applied yet. It is the most expensive the tax line on that house will ever be.
The overlap payment is not the real payment
This is the practical point, and it cuts both ways. Anyone modelling your file on the steady-state numbers is understating what you have to carry during the overlap. Anyone modelling it on the overlap numbers is overstating what you will pay once portability lands and homestead attaches.
Both numbers are real. They apply to different months. A financing plan that only considers one of them is not finished, and the overlap is the one that can break a household, because it is the period when two payments are live at the same time.
What we do is model the overlap explicitly: both housing payments, the new home assessed without homestead, and a realistic time on market for the departing house rather than an optimistic one. If that period is survivable, the rest usually is.
What the exemption is worth in 2026
A fully qualifying Florida homestead receives $25,000 against all levies including school taxes, plus an additional exemption against non-school levies only, applied to value above $50,000. For 2026 that additional exemption is $26,411, so the total is $51,411.
The additional exemption now moves each year. Florida voters approved Amendment 5 in November 2024, and Chapter 2024-261 amended Section 196.031(1)(b) to adjust it annually by CPI, effective January 1, 2025 beginning with the 2025 tax roll. That is why the figure is an odd number rather than a round $25,000.
If you are moving to Florida from another state
Section 196.031(5) blocks Florida homestead for a person receiving the benefit of a residency-based ad valorem exemption or tax credit in another state. If you hold something equivalent elsewhere, that has to be resolved before Florida homestead works, and it is worth resolving early rather than discovering it in the spring.
Out-of-state buyers also have no Florida assessment difference to port, which makes the overlap arithmetic the whole story rather than half of it.
What it changes about the structure you pick
A longer expected overlap pushes toward structures that keep the monthly obligation low while both houses are held. A short, confident overlap makes a term bridge easier to justify. Since Florida also taxes the lien itself at origination, the length of the overlap is genuinely one of the inputs that decides which product is cheaper. That needs to be sorted out before Florida homestead will work, and it is much easier to handle in advance.
